We are just a short walk away from most of the Edinburgh attractions, transport hubs, vibrant shopping streets with its many fine restaurants, cafes, bars and clubs. We accept school groups and private occasions bookings up to 45 persons which we accommodate in multi bedded en-suite rooms.

Regent House Hotel offers a three-bedroomed garden apartment that sleeps up to six guests. The apartment is well furnished and equipped and has a delightful patio leading off from the living room into a lovely cottage garden. Accommodation comprises: kitchen, living room, 3 bed rooms (1 family room with a double bed and a single bed; one single room; one twin room).
The Edinburgh Playhouse is a former cinema in Edinburgh Centre in Scotland which now hosts touring music and musical concerts. Its capacity is 3,059, Stalls: 1,519, Balcony: 860 and Circle: 680 making it the largest UK's working theatre in terms of audience capacity. The theatre opened in 1929 as a super-cinema, and was modelled on the Roxy Cinema in New York.
The tram stops only a minute away from the hotel at York Place on it's way to the Airport. If traveling from the airport by bus then you can take the No. 100 Express Service which runs every 10 minutes during the day from outside the airport terminal. This bus will drop you at the Waverley Train Station.

Location is the only thing going for this place! We stayed in room 11. The shower cubicle was broken and the sliding door was jammed. Only one door worked so you had to squeeze through the smallest of gaps (anything above a size 10 and you couldn't get in). Once in the shower head didn't work so you had to hold in your hand to shower. Only two of our family got to shower.
This shower has obviously been like this for a while. The problem is that there are no staff to report any issues too. Also don't look too closely regarding cleaning. This hotel was only just ok for the night we stayed. I couldn't have spent more than a night here. The room was also very dark and dinghy. Sorry but there are so many simple fixes that would make this hotel so much better as it's in such a perfect location

Conveniently located near many iconic landmarks: Royal Mile, Edinburgh Castle, National Gallery, University of Edinburgh, Waverley Train Station n Bus (coach) Station etc. Very clean, feel very safe, value for money. Like the access to room via main door digital lock n retrieve rm key via another key box (Key Cafe) with clear instructions n fast response to request. via email (Minimal human contact during pandemic is good.) Nice and kind of owner to allow free luggage storage till evening.
Thank you! Spacious room at 2nd flr via stairs with kettle, hair dryer, heater, ample electrical sockets, chair etc. (Sensor in toilet may not detect movement in shower n switch off lights in toilet aft sometime. Jus wave n toilet lights turn on again). Convenient stores Tesco Express n organic veg n fruit round the corner. Would highly recommend Regent House and the magnificent capital of Scotland, Edinburgh to close friends. Met nice friendly Scottish people.
Next time will cater more luggage space n time for Scotland local products (wool, tartan, cashmere n more) and Scottish souvenirs. Met courteous and very nice Highlanders in galleries, library, restaurants etc. Will remember Edinburgh for the beautiful memory. Exquisite n Magnificent Edinburgh!

Spacious room for 4. Cold room but it was in December and there was extra electric radiators provided which heated the room well. Cannot really call it a hotel though because no reception and no food. Key is obtained via a lock box system. Biggest downfall is no staff on site after 6pm till the morning which was a problem when the fire alarm went off during the night at 2.30am and everyone had to evacuate and the fire brigade was called who then had do check the building out before turning the alarm off and letting us back in the building. It was also freezing cold (December). All this cos someone had a cigarette or vaped in their room so could have been sorted by staff if there had been someone.

Worst hotel experience of my life. We had an apartment with no heating and no hot-water in Edinburgh with subzero nights. The apartment had 3 electric heaters, but only 1 of them actually worked properly. We asked for additional working heaters but nothing arrived. We asked for access to a warm shower in another room in the hotel, but this did not happen.
We were forced to have freezing cold showers. After repeated conversations through the hotel's doorbell, we were assured that the owner was going to visit the apartment at 11:30 pm on the first night. We waited, and nobody showed up. We waited the next day and nobody showed up. We asked for some recompense after being forced to stay in an uninhabitable apartment, only to have the hotel ignore us. Avoid at all costs

Good location but dim and cold rooms. Kept us waiting in the freezing rain for 10 mins before coordinating check in. Building is a bit dingy but room was clean enough. Paid over 100 for slow and ineffective service, couldn't provide an electric heater (although it's guaranteed on their website), no staff in the actual hotel. Says breakfast is included but it's not / there is no breakfast offered on site.
