We are a small family company providing clean simply furnished accommodation during the academic year to students who want to study! During the long summer holiday we furnish the flats with Duvets, linen, towels along with essentials such as Tea, coffee, fresh milk and of course some Scottish shortbread. All your cleaning and washing items are there as well including shampoo.condition and soap along with kitchen essentials.

I dont normally leave reviews and I am not a fussy person when it comes to accommodation.however.we stayed here over the September weekend 2021. The room is very basic and not how it looks on the website. There were dirt marks on the walls, cobwebs and dust on the lights, the toilet was leaking and smelled of sewers it also didnt flush properly. I picked this room as it had access to a 'courtyard' this was an old door from our room where the lock was very stiff which opened out basically into an alley.
It was not nice. We never used it. The noise at night is very loud from the street you can hear every noise, people talking which goes on into the early hours. Had I paid less for this room I would have just got on with it and not bothered, however we paid 200 for 1 night and I feel a bit ripped off. I would not recommend staying here and when in Edinburgh again will choose to go elsewhere.

Lovely room with all of the amenities you would want. Such a shame about the noise! We stayed in room 1 which is below street level with a old cheap door accessing the court yard. You could hear everything, every conversation someone was having walking past, which at 1 in the morning was not pleasant! When we finally got off to sleep we were woken by the people collecting the linen outside in the store cupboards about a metre from the door. Requested to change rooms but was told there was nothing else and to go and buy earplugs from across the road.

The noise was exacerbated by the fact that the windows are only single glazed, which along with the cheap door and noise coming in from the letter box, it felt like you may as well have been sleeping on the street. I've never written a review before but felt like I had to warn others as this really ruined our short break away. I would suggest contacting the hotel and avoiding this room at all costs!

Fantastic location, close to great bars, restaurants and the castle. unfortunately this was the only positive. Slats missing in the bed, when I lifted the matress to look there was 2 on the floor, and one missing completely. Whilst Lifting the matress it also revealed some worn underpants, and that the metal bed frame was bent in the middle and propped up with timber.
The lamp was damaged and one of the mirrored bed side drawers were cracked. Fortunately we had no kids with us as it could have potentially caused an injury. (When reported we were just told they were aware of this.) The room was rediculously hot at night and the windows were almost impossible to open/close. Prior to staying we also received ( what i thought) was quite a confrontational message about noise levels, stating after one warning you would be asked to leave with no refund.
I found this especially amusing as its the most creeky building I've ever walked in in my life. I'd like to think the codes on the door handles are changed regular too as the rooms didn't feel that secure.
