Only a 5 min walk from Haymarket train station with plenty of trams / buses to take you to the center of Edinburgh, although we walked which took 20-30 mins. Lovely big spacious room with large bathroom and shower. Unfortunately this was in the basement so no view, also no double glazing so it could be noisy from outside plus noisy above us which was the breakfast area.
No lifts here. Breakfast was lovely, hot and fresh, with vegetarian and gluten free options. Lovely helpful friendly staff, would stay again but maybe in a different room. There is a small bar in the eating area for drinks.

At check in the staff was friendly but said there was no housekeeping "due to Covid." I find that odd since there are 0 Covid restrictions here now. The room was very dirty. The floor hadn't been vacuumed in probably months. The bathroom had mold growing on the tile walls, and the roof would leak when it rained. They definitely need to put some money back into the place. For over $100/night, this was disappointing.

Very nice hotel in a quiet neighbourhood. Very close to the centre if you enjoy walking (we walked 20 min to get to the castle). Bedroom was nice and comfortable. Staff was really nice. We did not eat the breakfast there. Very easy to take the tram to the airport (or the city centre). I would recommend

Rooms are small as well as the double bed. Wifi was terrible considering it isn't hard to provide this at an acceptable level these days. Hotel is outdated and badly needs a facelift. Staying here for 3 nights and no cleaner, receptionist blamed covid which I was very sceptical of as we stayed in other hotels during this trip and they had no such issues. Avoid if you can.

For a 3 star accommodation this is one or the best hotel stays you could hope for. Bear in mind the specs and you can see the appeal. The downsides first are that it has no soundproofing and its a good 20 min walk to town centre. The upsides though are an incredibly helpful and friendly staff who even waited on hold to book our taxi for us. The rooms are very well decorated and spacious, I love the vaulted ceiling look. I highly recommend this hotel for a few days stay as this spec for this price cannot be beaten

This was a lucky find when I had to rebook a trip to Edinburgh. Several townhouses, on a side street near Haymarket, very handy for a walk to the Modern Art Museum and not too far into town if you need that sort of thing. I didn't. Receptionist on arrival was excellent, helpful and friendly. One point dropped because of online protocols. I didn't pay extra for "refundable" booking, and when family circumstances meant I had to return to London early, I paid for two nights I couldn't use.
I would have accepted a part voucher or chance to rebook on another occasion. Or at least some human reaction. I know that expedia called twice and were told no refund, and I responded to their "check-in app" message with an email. So they were told three times before I arrived, and again on arrival that I'd be leaving this morning.

Friendly and helpful staff. Hotel is a series of Victorian houses that had obviously been owned by wealthy Victorians. As ever, these places tend to suffer from been "modernised". Lots of condensation on widows, shower was very weak, however, would stay again as location is very close to Haymarket train station and main bus/tram routes.15 minute walk to centre.

On arrival.waited and waited as guests before had some mix up with room not cleaned (fair enough) but a little explanation would have been nice instead of standing for ages feeling odd. Poor hubby got sent up the street twice with dogs. Room was half cleaned.floor dirty.still fluff and dust in the corners. Sink not cleaned from previous stay (great when a pandemic is on).
To top it.some sort of grub/maggot in bathroom! Not even an apology or discount offered. Just got told "not sure how that would get their, I'll clean it myself". Amenities poor only cheap soap, bath and hair wash in one. Almost 200 paid.well over priced! Breakfast was not too bad. Tv has the facility to login to Netflix.

Lovely hotel. Friendly and welcoming staff. Fab breakfast ( you have to try the vegetarian haggis. It's Amazing!) Our room was large. Top floor. Super clean. Comfy bed. Nice hot shower. Kettle and hot drinks provided. Hairdryer. Iron and ironing board. TV. Lots of original features in the building. Bit of a walk into Edinburgh but it's all flat. Plenty of buses and trams to chose from right at the end of the road. Strict adherence to covid restrictions. Staff happy to give advice on tourist attractions and events. We would definitely return to this hotel. Highly recommended

Disappointing. Stayed in room 23 and there is absolutely no soundproofing in this room. It seems I drew the short straw by being allocated the room next to what seems to be the kitchen in the basement and I was greeted with the sound of clattering of crockery and crashing around from the early hours of the morning. The noise of other guests in their rooms also travels, it was rather unpleasant and not relaxing in the slightest.
The furniture was worn out and there are various noticeable holes in the wall which should be repaired. The floor was also in need of a sweep and hoover, there should not be pet hair in a hotel room. Wouldn't stay again. On the positive side, the bathroom was nice and new and the smart TV was a welcome addition.

There was black mould in our room which the staff was unaware of. When I ran tissue paper along the window sill to try to clean it, a disgusting amount of grime and mould came off. Staff admitted that the mould was within the sill and not just surface level. Yet, they then they tried to claim it was not damaging to our health, and that we were lying(!) in stating it had caused us a poor night of sleep and headaches.
If this is how well they clean visible black grime, I shudder to think of what's within the covers or other less visible places. I highly recommend staying elsewhere. Yes, it's a budget option, but even a budget hotel should be mould-free.

Very disappointed. Being in the basement, the room was quite dark and dingy. It wasn't clean either. There was a used corn-plaster lying on the floor, I assume from the previous guest. I did mention this to the receptionist when I asked for a few more towels and cups. The towels and cups replenished, however the corn-plaster has not been cleaned up and was still on the floor.
We found the bathroom quite grubby too. The beds were comfortable though, however the pillows were hard. It's a long walk to the centre but there is plenty of public transport to take you to all over. Sadly its not a place I would recommend. Not a place I'll be visiting again

This place is an excellent experience to stay in. As soon as you wake up, freshly baked breakfast is ready for you to let you enjoy rest of your day. Staffs are friendly and constantly working hard to make that place feel as you are in home. Beautiful patio with the spacious room will make you feel your own moments! Room is very organized and full of amenities. Highly recommend this place to experience Edinburgh even better. Restaurants and train, bus storage are adjacent to hotel. Perfect place for staying in Edinburgh!

I can't recommend this hotel enough. We were given such a warm welcome on arrival, very helpful in settling us in and our room was spacious, immaculate and very comfortable. The location is fantastic, so easy to jump on the bus or tram to get to the sights. We were a family with a dog, too, and found the hotel perfect for us all. The bar was helpful, too, for a quick drink and the nearby cafes, Coates for brunch, the Vietnamese for great fried noodles but but best was the nearby fish and chip shop. The best, ever! Handy having some shops nearby, too. Will be back for sure.

Lovely, clean hotel a stones thrown from Haymarket Station. Friendly staff, large bedroom which is clean and has everything you need. Excellent value for money. I booked for a Saturday night and I couldn't get an easy jet hotel room for the price of this place and I know what my preference is. Highly recommended.
