Beautiful hotel, amazing service and out of this world food. Let down a little by their interpretation of luxury king room and the price attached to this. Rooms: The room really let this place down. Don't get me wrong it's a spectacular hotel and is opulent in the entry and communal area. The room however if I'm paying 5* prices for a luxury king room I expect some luxury.
The bed has a slanting roof on one side making it very difficult to get in and out of. The wardrobe is bigger than the bathroom which is puzzling. The TV is at the weirdest angle making it almost unwatchable from bed. You can't have the coffee machine and kettle plugged in at the same time. The desk which is highlighted in the selling point is just a desk I'm missing how that's luxury.
It wasn't a big room it wasn't small either just a bit meh. I've stayed I'm more luxurious rooms in 3* for half the price. Service: On a whole really good with friendly staff. It was however clear the first few days for a server in the bar/dinner area. She was lovely and we all start somewhere but I felt sorry for her as she clearly has had no training.
She kept trying to take drinks and good before people had finished. Had no idea what was on the menus. Decided in the middle of dinner whilst we were trying to eat to have a full blown conversation with us about her life journey. Not good etiquette at all. Food: The food at the restaurant was out of this world and some of the best I've had at a hotel. Just amazing. Location: Well located in Edinburgh. Not far from the centre and super close to Murray field. Good location.

Just to be clear, I know that I booked a non refundable night at this hotel. However, when my flight being canceled prevented me from getting to the country, the Dunstane staff showed zero compassion or sympathy. We did not ask for a refund, we simply asked to stay the following night instead. They had rooms available and were still not willing to accommodate unless we paid for that night too.
I would also like to add, I was told to book this hotel well in advance because they sell out of rooms quickly. So I paid 600 dollars for one night. Last week, I checked the prices and it was down to 200 a night with plenty of availability.

My husband and I spent three days at the Hampton House. We were looking to our stay here as it was on the top of my list for Edinburgh. Both properties at Dunstane Houses are both charming and have tons of personality-- like well-lived and loved homes. With the two properties across from one another, we felt it was a nice concept for us as it felt like we were coming in and out of our own home, with the benefit of having our meals downstairs and visiting a friend's home for dinner at the Dunstane house.
We adore the festive decor for the Christmas season as we were away with no tree in our home this year. Room was beautiful-- combination of English interior, Scottish flare with the Tartan accents and rustic details and original artwork on the walls. We stayed in the Hamnavoe Suite on the top floor. Lots of light coming in from the large windows which is nice to have and loved the elegant high ceilings that are adorn with ornate mouldings and wainscoting, and bold, pretty wallpaper.
Food was great, we really enjoyed our first time having the Orkney Kipper as the Haggis fritters. We also enjoyed the gin and whisky selections they offer. Staff was great, shout out to our server, Joanna, and Shirley, who's the owner for making our stay delightful. It's always great to see the owner moving through the space, adding that personal touch and communication which we really appreciate.
Location was good-- it's in the peaceful neighbourhood of Coates and it is about 10 minutes away from the city centre. Everything in Edinburgh can be enjoyed by foot paired with sensible footwear.

Floor staff were super nice and food was decent. The room we had was clean and the bed very comfortable, however it was tiny.probably the smallest hotel room I have ever stayed in. We may have gotten the runt of the litter, and other rooms may be normal sizes, but my wife and I literally did not have enough space to stand beside each other in the same area.
The space between the end of the bed and the TV on the wall was about 10inches and was barely enough to get through without leaning on the bed. When we mentioned this at checkout, the response was that it's an old building (true) and that they try to be as transparent as possible on the room sizes when booking (not true). Given our expressed disappointment with the room size, they could have comp'd the breakfast to take the sting out of it a little, but our comments didn't seem to matter that much to them. Won't be returning any time soon, especially at these rates.
