It succeeded our requirements, the breakfast was very good, but would have liked to be less rushed so we didn't waste food. The room was good but had a problem with hot water, but didn't make an issue of it. We wish them much success in a difficult market

DO NOT STAY HERE AT ANY COST. THIS HOVEL IS A DISGRACE. No stars! The outside sign was filthy - this set the tone for the rest of the place. The reception hall and stairs carpet looked like it hadn't seen a vacuum cleaner since Xmas. In the room, cobwebs on the walls and ceiling over the bed. Thick dust on the top of the headboard and TV ( which was minute by today's standards, & no streaming services) even after we complained and asked for it to be cleaned.

The paint was cracked and peeling and the walls grubby, a hole in the curtains, and the tiny bathroom was grubby particularly around the shower cubicle. There were scrapes and chunks out of the walls. There were no glasses in the room and the manager reluctantly allowed us to have two small ones. When we arrived (for a 4 night stay) we were told the room wouldn't be serviced at all during our visit.

There was no fresh milk available. The bed creaked at the slightest movement and the mattress was lumpy and dipped in the middle. We both came away with bad backs. We complained about all these things but were not offered another room and the manager blamed the owners. If this wasn't the shabbiest room in the place I feel sorry for the poor souls who get that one.

In subsequent communications with booking.com, the manager denied we had made any complaint, so apart from being very rude he is a liar. I would say that nobody would expect or accept such a shabby and worn out, uncleaned room in a 3 star hotel, even one described as "traditional" or "Victorian" (their words) and the service was neither 24/7 nor "extraordinary" as described on their website.

It was only extraordinary by its absence. I wish I'd read all the negative reviews which I have just seen on Google *before* booking. We do not expect luxury from a Standard Room but we expect cleanliness and safety and a reasonable standard none of which applied to this room.

Possibly the worst accommodation I've come across in all my travels. Note that our 3 day stay turned into a 6 hour stay and that we were out for half of those 6 hours. From arrival the service was questionable. When the man at the reception remarked and questioned why we booked our stay with breakfast noting that most people go into town for breakfast but that we shouldn't worry they will sort out breakfast.

We had to decide then and there how we wanted our eggs. And had a small window of time to choose to have our Breakfast. If you don't want to serve breakfast then why have it as an option on booking sites namely Agoda. We were then told if we wanted to go to the pub that the Devonshire pub up the road was highly recommended.why recommend another pub when you have one on site.

The room was tired and outdated. Under the single chair in the room was some bubble wrap left by the previous guest. Carpet was filthy and stained throughout the room. The lampshades had dirty stains on them. The bed was extremely uncomfortable due to the aging spring mattress. It had a ghastly fury headboard which was filled with dust. The bathroom stank of mold.

It was as big as a matchbox. The shower was dirty and had mold in it. We checked in at 3pm and left for dinner after 5pm. We returned at about 7pm. After attempting to get hot water we contacted reception and where told that because we were on the 3rd floor. The water took while to heat up. This is when I couldnt anymore and we checked out. Not much was done to convince us to stay.

Instead our room was made available on the booking site again for someone to book. 3 days later and not even a call from the management of this establishment to find out why we checked out or what they could do to make up for the experience we had. No refund was given to us either. @Agoda you have recommended this hotel as your top pick. Have you been to this hotel and spent a night? Do you find it ethical to sell a room twice? I think you need to rethink what hotels you associate yourself with.

Loved the hotel. I noticed a lot of reviews mentioned old carpets and other issues, I just want to remind people that this is an older building and won't have the same aspects you would find in a big name hotel or a new building. I enjoyed the historical experience of the building- no elevator is one thing that you have to be prepared for especially if you are getting the family room.

The view from the room is beautiful as you are on the top floor and can see a lot of the countryside. The walk to the city center is easy on the way out but all uphill on the way back. The beds were clean and comfortable and although there was a little mold in the bathroom, it was expected as the building is old and doesn't have the ventilation needed for the steam from the shower to escape. Be aware that if you want meals at the hotel you need to pre-book. The site I booked the room with did not mention that.

Would not recommend at all. Dingy decor and out of the way location. Management was rude and unhelpful, and they have since overcharged us (negotiating a refund now). Not even remotely worth the price we ended up paying.

V poor, cramped room, shoehorned a 4 post bed into a tiny room, no room to move about. Tiny toilet, shower, no extractor fan, so room stank. TV couldn't get main channels, only Dave. No hot tub, pool derelict, photos completely misrepresent the place, don't come here, ok at half the price, but v poor value

We spent 2 nights in a four bed room. The beds were comfy enough but the room was cold and draughty because the heater wasn't large enough to warm up the large attic room. One of the bedside lamps didn't work so the room was gloomy. Also there was no heating in the shower room although it was clean. On our second morning water in the shower was cold We would have liked an ironing board and iron in the room.

It was OK for a short stay because we spent most of the time visiting Bath. But we wouldn't recommend it for a longer stay. It's location just a 15mins walk from the city centre was a plus

Overpriced for an OK B&B. The carpet in the room was terribly stained and not vaccumed. The shower was either very hot or very cold. It was freezing in the room. The double bed was pushed against the wall so you had to climb in from one side. You hear everything so not great if you're a light sleeper. It needs to be done up! Would not call this a 3 star hotel as Google does. And would not pay almost 120 per night again! The man at reception was very friendly though.

Me and my partner stayed for 2 nights, the hotel served its purpose but I think its over priced for the condition its in. As others have said it needs modernising and money chucking at it. We paid 157 for the 2 nights, check in was after 3pm and had to leave no later then 11am. Its a 20min walk to the center which is great but on the way back its quite a steep hill back to the hotel so good exercise!

The bed was old, lumpy, springy and very noisey, the head board was really random/weired, like fury. I felt like I had to wear shoes when walking in the room as the carpet was old and stained. The furniture is old brown veneer. The bathroom requires a full strip down as its old and bodged, the shower takes 40seconds just to release water and it takes approx 4min to get warm. yes. 4 minutes to get warm on every use!

The walls are paper thin so when you get a noisey guest you may as well room share. and finally DO NOT PARK YOUR CAR UNDER THE BERRY TREE! Its such a shame that this hotel has got to this standard, im sure not every room is like this but I wouldn't expect this at the price we paid.

I had the most awful customer service experience ever with this hotel. I hope noone makes the same mistake I did by booking this hotel with the rudest staff who rejected me to enter the property just a few minutes after 10pm. I arrived at the property before 10pm, but I was trying to find a parking spot among the crowded car park provided by the hotel and then looking for a way to enter the hotel and walking around the hotel in the darkness while all the doors were closed and the instructions were so unclear!

I was standing right behind the main entrance door and called the hotel. The staff member answered and I was able to hear his voice not only through the phone but also through the door of the hotel's entrance. This means he was standing just a few meters further. He said he can't let us in and we lost the reservation. He was so rude and hung up the phone on me!

Although it wasn't mentioned in the confirmation email that I had to arrive before 10 pm! Worst experience ever. I immedietly called booking.com. The customer service representative from booking.com called this hotel on my behalf to ask if they can let us in. The hotel's staff member hung up the phone on them TOO! I mean how is that even possible! Thankfully booking.com cancelled this hotel reservation and made us another amazing reservation! Stay away from this place!

The place is a little dated and it did feel a little like stepping back into the 70's. The beds are a little uncomfortable also. The gentleman that greeted us was helpful and this made the stay a little better. Quite pricey for what it was though.

If I could leave zero stars, I would. Room was dirty with stains and dust everywhere - clearly had not been cleaned as they said, not very Covid-safe at all. The private bathroom was in a separate room opposite which required its own key and there was no toilet roll or soap provided, so we had to go and buy our own and carry that around Bath all day until we got back!

Then there's the matter of being charged twice for the room (we got asked to pay upon arrival, despite already paying through hotels.com, didn't realise at the time) and have been chasing to get a refund for the duplicate payment for a month and a half now and despite promises that the transfer has been made, this has not been actioned, so they have clearly lied, else this would've been received by now. Really disappointing experience and if this refund issue is not resolved in the near future, I will be escalating this further.

This place is very strange, seems to have been amazing back in the day but definitely feels run down. One point to note is you have to be checked in before 10 as there is no night staff. I did contact them before and they made arrangements for my later check in. Rooms are ok, showers however are unusable. Water pressure is non existant if anyone in the building is running the taps.

Spent a couple of nights. They were not doing breakfast at the time due to Covid. Rooms were clean. It's a about a twenty minute walk from there to Bath train station. There is a great cafe close by on Bear Flats for breakfast or brunch which does vegetarian and gluten free options. There is also a co-op supermarket close too

Never leave bad reviews but we feel we have a duty to warn people off these proprietors before they try to rob some other unsuspecting family! Appalling treatment of our family! These people were very hostile, aggressive, refused to allow us to bring our baby (after accepting our booking where there was no indication they'd deny an infant and even has the option to request a cot at the time of booking?!?) and then refused to refund us! Booking.com eventually had to intervene to retrieve our money, for the service this hotel refused to provide. This is nothing short of criminal. They put us through so much unnecessary stress & inconvenience; & did their best to steal our money. Warning: Stay clear!

It was very quiet when we went and we were upgraded as a result. The beds were nice, but Covid meant the lounge and the dining room were out of bounds so I imagine when able to run normally this place is even better. The pool was also out of action which was a shame but it was cool that they have one. Danny was the main staff member we saw and he was very attentive, no problems at all.
