Flackley Ash Hotel is a charming privately owned Georgian Country House Hotel, set in 5 acres of mature gardens. Located only minutes away from Rye and the East Sussex coastline, it boasts 44 individually styled bedrooms, comfy lounges, bar, a la carte restaurant, function suites and a health club with a 40ft indoor swimming pool and spa facilities.
The majority of our Gallery bedrooms are conveniently located on the ground floor. They have been thoughtfully designed and feature elegant soft furnishings with modern touches. These cosy bedrooms are in close proximity to all the amenities at the Flackley Ash Hotel. Gallery bedrooms are more compact than our Superior and Garden Rooms. All the bedrooms throughout the hotel are individual, therefore the layout, decoration and soft furnishings may vary from the photos displayed.
The Superior rooms are located in various parts of the hotel. The majority overlook the hotel's gardens and benefit from the afternoon sun. These spacious and bright rooms are individually decorated and offer all the modern facilities you would expect for a comfortable stay and good night's sleep. All the bedrooms throughout the hotel are individual, therefore the layout, decoration and soft furnishings may vary from the photos displayed.
Our enchanting Garden bedrooms are all south facing and on the ground floor. They are spacious and benefit from French doors leading to a private patio with views of the East Sussex countryside. Enjoy classic comfort with modern touches. All the bedrooms throughout the hotel are individual, therefore the layout, decoration and soft furnishings may vary from the photos displayed.
We have four suites at the Flackley Ash Hotel, two on the first floor and two on the ground floor. One has its own private patio, ideal for families and the independent traveller wanting to enjoy the benefits of an additional room and extra space. These rooms consist of one king-size bed in one room and either two single beds or a sofa bed in the second room. All the bedrooms throughout the hotel are individual, therefore the layout, decoration and soft furnishings may vary from the photos displayed.

Overnight stay for 2 nights. I didn't use the spa so can't really rate that. I did have breakfast one of the mornings. The food was good however it did seem to take some time to even get a coffee (which wasn't great, I left it). The location of the hotel is really nice and garden around the hotel is lovely. Weirdly the hot water in the rooms is crazy hot. Why there isn't a mixing tap is beyond me, as no way could I use it. Sadly the shower is really poor, it's slightly worse than my watering can

This hotel is a must especially if you have a dog.you really do feel most welcome. Very good food.excellent staff.piping hot water and warm Cosy rooms. Pub is within walking distance. The health club & swimming pool is the perfect place to relax.the grounds are beautifully kept with plenty of outside tables & chairs for alfresco eating. We were very impressed with this old Georgian hotel and are looking forward to returning. Would highly recommend a visit.

The staff were amazing, absolutely nothing was a problem and they were all so caring. The facilities (sauna, pool, steam room) are great, all very clean. I asked to move rooms as it was a bit noisy the first night, and was upgraded to the most beautiful room with a view. Room service was great, food was great, cannot complain at all! Looking forward to coming back!

Lovely grade II listed building. Interior well designed. Lovely staff, friendly and eager to help. Food amazing. If you are in the older building which is lovely just be prepared to have a lack of modern facilities which comes with staying in a listed building. Our room was nicely decorated and clean. The bed was extremely comfortable. The bathroom was sufficient but lacked shower.
The building was very hot. We had the heating turned off and still had to open our window in January.but we did get to hear the beautiful birds in the morning. The spa facilities are of a small spa so again don't expect to modern a facility. This is a country house retreat not a purpose built spa. It is beautiful and the scenery is wonderful.

The 2 garden rooms we booked 4 3 nights had water damage so we were moved to 'superior rooms' which was a downgrade but looking on the website they looked clean and modern. What a shock.we thought they had made a mistake & put us in standard rooms. Initial reaction was a step back to 1960 drab everthing brown and dull, disgusting dirty, cobwebs dysfunction bathroom nothing like what was described on the website. Hallway carpet had huge rucks in it which caused me to trip. Could kick myself for actually paying for these rooms. We booked out the next morning.

This is a cosy, warm and supremely friendly hotel based on a lovely medium-sized 18th century country house. It has everything you need for a relaxing weekend in the heart of the Sussex countryside - the gym is large and functional with the required equipment and plenty of floor space; the pool is viable for swimming; good steamroom for up to 5 people, saunas are separate for men and women, space for 3 at a time. Massage by Sarah was incredibly good - really deep muscle work.
The restaurant is spacious and the food well-cooked. The room was comfortable albeit with a rather dated bathroom. But overall it is the staff who make this hotel what it is - all of them just so genuinely nice.

We have had a 3 night stay. Staff very polite and welcoming. Hotel has a warm and comfortable feel. If you like modern bathrooms and bathrobes it's not for you.it is a great place to unwind and relax. Great pool and facilities. We were lucky with some wonderful weather so sitting in the garden was perfect. Beauty Sarah is just great, very bubbly great personality.
Sorry to have criticism but the breakfast on Wednesday morning was the worst very hard bacon and a very dry sausage also eggs over done as I asked to have it splashed. I don't like eggs that are a slimy raw egg on top. All breakfasts previously were perfect. Bad chef day. We love the hotel have stayed before, we took some family this time and they had a good time also. The rooms are cleaned to a high standard.

We have just spent another lovely break at Flackley Ash. This time we brought the whole family to celebrate a special birthday. I booked 3 superior rooms and one suite and everyone was really happy with their accommodation. The meal in the restaurant was faultless. Every one very happy with each of their three courses. The following morning we all tucked in to a fabulous breakfast.
We have been bringing our granddaughters to Flackley for quite a few years and have always loved it. The staff are always welcoming, friendly and very helpful! Thank you to all of you. We'll look forward to returning next year!
