We made a Late booking as a couple and even later asked if we could bring our grandchild. A prompt response to our email confirmed that we could but warned of the space limitations in the roomWe were only charged a nominal additional fee. The room was as described, compact but met our needs for our 4 night stay.

Upon arrival, we were met by who we thought was a very friendly staff member to which we found out, wasn't so friendly. First impressions were very different to the way it was advertised which took us by surprise. We proceeded to go to the room which again, was very different to the pictures. Was very small, very outdated and overall wasn't the best. Went down and politely asked for a refund and to check out as we were going to go somewhere else and that's when the woman became confrontational.

We asked again and she went on too tell us that "we can't". We asked again and then was rudely told that we can't get a refund. This hotel would be okay for someone older and not wanting anything spacious or lavish.

This hotel is like 15 to 20 min walk from town. The hotel itself was easy to find and looks decent. When walking in the decor was a little out dated but still looked presentable. The staff member that greeted me was lovely and pleasant to talk to. We have a twin room for 2 people with an ensuite. I don't think this place is wheelchair friendly. i had to walk up 4 or 5 flights of stairs to get to my room.(no elevator) upon entering room it was a decent size with 2 single bed and a very small ensuite with shower. Considering there was 2 of use we had 1 hand towel and a small bath towel to share. the bedding and decor in room was out dated.

The window opened upwards and opened all the way. Witch I thought was rather dangerous considering we were high up. And the ensuite could have been a bit cleaner. hair in sink and spots of mold on ceiling. Oh and the water pressure was low. I had a dribble of a shower. And the bed side lamp didnt work. Also no freebies (take ur own shampoo etc) But overall worth it considering the price. You get what you pay for.

Lovely position in relation to town. Parking was easy with 5 voucher. Clean and fresh room and very welcoming host. Only criticism was the position of the kettle with the extension lead was a bit precarious.

Staff were friendly and room was clean but small with a really pokey bathroom, kettle was disgustingly dirty and window couldn't be shut at 6 in the morning when the builders started outside, lady doing the cleaning in the morning couldn't of been any louder if she tried

Overall experience was ok, can't fault the staff or the room. However breakfast was a huge disappointment. Vegetarian breakfast with a small spoonful of beans, 1 egg and hashbrown? Wouldn't advise paying for breakfast, take a 5 minute stroll down to spoons where it is more appealing.

Extremely friendly staff. And very nice breakfast. However, was dust under our tea tray. Beds unconfortable but bareable, could hear people downstairs speaking on their phone at a normal level on speaking, bathroom very small and room was tiny. Very small TV. But very good prices, not clear on where was allowed to park, got a ticket on the first night. Would only recommend for a budget hotel.

The room was clean and tidy. and the landlady very helpful. but the room was very small and the bed uncomfortable. the noise from other guests banging around woke us both up. we couldn't open the window because seagulls were awake at first dawn.

Thank you so much for a wonderful stay. Not only was the guest house immaculate but central to plymouth too. The breakfast was beautifully cooked with a lovely choice. The owner was so warm and charming it really felt like she loved her job. Thank you and we cant wait to come again.
