An OK hotel, room clean and bathroom too but.service and staff very slow, took over half an hour to check in and no one infrint of us! Breakfast is not self serve buffet which most hotels are nowadays, very slow service, all very old fashioned although it was tasty when it arrived.maybe I'm just used to self service cereal, juice etc to make it easier on waiting staff, disappointing.had to pay to leave car in carpark too.just disappointing really.:

My wife and I, Victoria, have just returned after a 2 night stay in this hotel. It was for a sad occasion my wife's best friend's funeral. We had a very warm welcome from Cher the receptionist and this continued throughout our stay from all staff, particularly Mel too, housekeeper. The hotel is clean, beds comfortable and everything you need in your room.
Food excellent, service in the dining room and bar first class, everyone was so welcoming and friendly. Thank you all for making our stay perfect under sad circumstances. We hope to return one day and highly recommend this hotel. Victoria and Michael Chaffey

A good location and quite rooms warm rooms is the best I can give this hotel. Where do I start. Upon booking the hotel I booked a two night stay with breakfast and a dinner. Upon arrival I was told it's just two nights, even though I had three confirmed emails for this and they wanted to add extra charges on top! So if you do book expect your bookings to change without warning. (Felt a bit honey potted) To support this, as I was going downstairs another customer had the exact same issue where he's booking changed.
The room itself had everything you could need, but very tired looking and not welcoming. I would have to add the cleanliness wasn't fantastic, but I've seen worse. Breakfast was okay, but not worth the money they ask for. We kinda regretted eating at the hotel and I would advise using the local cafes down the road instead. Parking. I would understand if it was in a busy city centre and had subsidised parking charges. BUT 5 a night a residential area?!? Just seems another way to squeeze there customers.

Did not even stay and still got charged! owner and 'front of house' has a a real attitude problem. kept umming and aaring everytime i spoke to express my concerns. owner said we aint a 'fraud' business clearly u are robbing people and getting yourself justified by saying 'booking.com charge us so we charge you' i had covid hence the cancellation and 70 down for that inconvenience. Thanks A Bunch - keep the money will NEVER be using this hotel again or recommending to friends or family. stopping everything from going. get some new staff

Myself and my husband stayed here for 5 nights. The staff (and the owners ) are very nice, helpful(considering that was our first time in Leeds, we needed some guidance, and got just what we needed!) The room was clean, the area where the hotel is located is nice and quiet (if you're looking for peace and quiet).Free parking available too. Very close to the city (a 5min drive )15 min or so walk, which I found great! Gordon was our host, we've had lots of chats with him throughout the days, and left us with a good opinion about the city and it's people.
He also allowed us to stay in the building after the checkout, before we left the city(considering it was a rainy day and we wouldn't have gone until later in the day ). We recommend the place, money wise, cleanliness, and again, if you're looking for a quiet place! We will be back for sure!

Wanted a b&b near to where we were going, booked in here, 51 for a twin with breakfast, small en-suite ( no heating in there ) When we got back to the room after our night out, we put the kettle on only to find there wasn't any milk, we put our coats on n went to the garage next door n bought some ( it was after 1am ) made the tea but there wasn't a spoon to stir it, (an oversight?) Breakfast was fab for 3 quid each, all in all a cheap n cheerful b&b. only 1 small little moan is that on the tarriff it states 41 for the room and breakfast 3 which is 47 not 51. we paid cash so there wasn't a surcharge.

I stayed here on buisness in November 2008. You walk in and it is lovely, with a very modern contemopary feel to the hotel. The staff were great, always helping out whenever you needed it. The rooms were spacious with a nice table and chair in the room, with a large ensuite all superbly decorated. Dinner and breakfast were served very smartly and at a reasonable price! My compliments to the chef for the menu, one of the best I've had in a hotel for ages! Beautiful place to stay!
