Found it difficult to rate this hotel. But have to be honest. We booked 3 rooms. On the plus side. The staff were lovely, helpful and friendly. The breakfast was very nice and plentiful. The hotel is clean tidy and welcoming. It's also dog friendly. Two of the rooms we booked were comfortable, and if I'd stayed in one of them I'd have probably given 4 stars.
However our room, although cleanish and spartan, the beds were awful. You could hear and feel the springs in the mattress. The remote for the tv had gone missing. This was due to the cleaning company carrying a deep clean and removing it from the room. However, they hadn't clean the loo. Parking is available but tight, if you can get on the drive. Its really a shame that the cleaning company and mattresses let them down.

Great place to stay. My room was in line with the sunrise so I woke up naturally and refreshed. The shower was not a good experience though. Either scolding hot or freezing cold. It's nice and quiet in the evenings and you can walk to the beach if need be. There are plenty of shops and amenities nearby, but didn't try any restaurants due to restrictions. I would stay here again, has a good chilled vibe and the owner was good to talk to.

Pretty good location. The price is very reasonable. The room was very nice and clean. Excellent breakfast and the lady who runs the place is amazing. So friendly and welcoming despite all she was has to do and keeps the hotel to a high standard. Definitely want to stay here again. Just wonderful one of my favourite hotel experiences ever.

Just had a long weekend, with decent hospitality. In the middle of a refurb. My dog caused a problem, locking herself in the bedroom- owner was very understanding did not makes us feel uncomfortable. Very trusting and helpful, ideal for children/ families. Positioned close to Old Shanklin and walking distance to beach10 minutes.

Nice place to stay, the owners are new and they are updating the place slowly. Very nice people always smiling. The breakfast was really nice, the waitress always smiling. It took them 5 minutes to bring the cooked breakfast after ordering which is a record for me. The buffet had bread brown and white, jam and butter and margarine. I would like to see Nutella and maybe pancakes (my little one asked for it) and unsalted butter.
The cereal selection was good as well, see the images uploaded. With regards to the room, the size was acceptable and there was a TV and coffee, mugs and kettle available. I cannot comment on the view as we were on the ground floor and we had a window looking to the back of the hotel. The bathroom was a bit small but not a problem, although it needed a bit of updating.
On overall, I will go back again if I am back in the isle of Wight. The room is basic but good enough and the food is really good (based on the breakfast). The most important is that the owners make you feel welcome.

Great location just a short walk from the beachfront. We had a sea facing room with a nice view of the church steeple and the Solent. Lovely sea views from the breakfast room as well with a garden outside. Friendly personal service. A lovely full English breakfast and self serve cereals, yoghurt, toast and drinks.

They advertising they supply toiletry but you only get them on the first night and went you fly in with hand luggage it was important to us. Even when asked for extras they wouldn't supply them which makes it hard when the shops were closed. Tea and coffee was also not supplied after the first night them get told you have to get it down stair in the restaurant. Breakfast wasn't that brilliant totally over cooked
