The Hotel is made up of adjoining Georgian Grade 2 listed townhouses that date back to 1799. They occupy the prime position in Ramsgate's best known historic garden crescent. Many of the bedrooms boast magnificent views over the 'Royal Harbour', the yacht marina and the English Channel. Some even have their own private south facing balcony! We are ideally located within easy reach of the railway station, the' Blue Flag' award winning beach, the seafront, the yacht marina, the ferry terminal, Kent International Airport Manston, local pubs and restaurants as well as a diverse selection of local shops in the town centre.

We absolutely love how the hotel looks like, the cleaning standards are high and the view is great, highly recommended. The staff is so friendly. Jennifer, the lady from the reception is amazing, I've already told her that she's gonna be mentioned in my review to thank her again for the kindness and support we had from her after our car breakdown and we had to wait for more than 4 hours with a 2 years old baby for a taxi to be allocated from the insurance company to drop us back home.

She told us since we've done the check-in that after check out we can come back to enjoy a cup of tea in the garden or inside the hotel anytime so we just went back to the hotel and she was more than happy to let us stay there, giving us water and something to eat for the little one, so once again, Jennifer, thank you very much! Looking forward to come back any time soon.

As a birthday present my daughter bought me a night's stay at your hotel. As you charged such a high price for room only (no breakfast included) I thought your hotel must be special after reading all the amenities you display. This was so far from the truth. My room at the top of the house was a tiny box room and although description promises 'Wardrobe or closet' there wasn't either and not enough room to open a case flat. 'TV+Flat-screen-TV+Cable channels' you boast of didn't work.

I planned to return to my room Saturday evening and relax and watch TV for the rest of the evening. When I got up into my room, TV didn't work and over the next few hours I was up and down 49 stairs 5 times to try to get woman on reception to fix it, but she couldnt. She said if I needed anything, I should just call her from upstairs but how could I?

There's no phone in the room so she said just yell down to me. I wasn't going to do that and she wouldn't have heard anyway from that height through all those doors and stairs. By this time I was absolutely shattered so was going to go to bed but when I went to use the toilet for the first time, I lifted the lid and it was disgusting, there was urine at the bottom and brown stains in the bowl so for the 6th time I had to go down those winding stairs yet again.

She then came up with cleaning products to clean it. This is disgusting for a hotel to have such low standards. I have stayed in many hotels and in comparison you certainly have nothing to be proud of. I couldn't wait to check out the next morning as what should have been an enjoyable stay was so unpleasant and I was very disappointed to have to tell my daughter of what should have been an enjoyable gift but instead was a frustrating and exhausting experience.

Matthew the duty manager received us with great warmth and showed us to our excellent room. He bent over backwards to ensure that we were comfortable and felt welcome and at home. Cannot fault the room, and, although it is a misty winter's day, the view. We probably won't make use of the balcony though. We have stayed before and, hopefully, will stay again.

Stayed here last night, 13.11.21. Worst hotel I have stayed at, do not stay here. Room so small, it must be against trades descriptions act to call it a double. Rad would not turn off, so hot but had to close window as on noisy road. Shower just about a drip, and smelt of sewage. TV remote needed batteries changing. Not worth 50, and they charged us 130.

Went last weekend having booked a week before Was given a very small room (just big enough for the bed) with a bathroom Room was very hot as heating on full blast but noway of turning it off Window open during day but at night had to be closed due to noise so slept in a sauna - awake at 7 as too hot to sleep Room not fit for purpose - single room at best but charged us 130 for 1 night no breakfast - about 70 too much in my opinion Told staff about the heating and they said they knew and were waiting for engineer- they should have told us before we arrived and given us a chance to cancel Frankly owner does not care about clients just profit - I will not go back and suggest you do not go there at all - many better hotels in the area at cheaper prices - avoid

Lovely position overlooking the harbour, beautifully furnished reception rooms, excellent continental breakfast, restaurant not running at present. Welcoming staff. Steps up to the door, quite narrow corridors and our twin ground floor room with wet room was pleasant, fine for my husband's finding walker, but not really suitable for a wheelchair. Didn't see other bedrooms upstairs. No lift. This is an old Georgian building.

**WOULD NOT RECOMMEND** Pros: Location Cons: Faulty plumbing Dated Rude and dismissive manager Parking system Expensive Firstly I would not recommend this hotel to anyone. It is very dated and reminds me of an episode off of Gordon Ramsays hotel hell. The study, lounge area and stairways are very dated with dusty books and paintings. The bathroom is absolutely atrocious and was the major issue for my stay and presumably other guests as it was a top floor issue.

The shower was stone cold and when I addressed the issue with the manager he was frankly rude and dismissive. The issue wasnt sorted out till my second day staying there meaning we had no access to shower facilties. The manager seemed like he did not care for the situation and didnt even apologise. It also has black mould around the sealant and there is no shower curtain so when we was able to shower the bathroom floor is flooded and becomes very slippery.

On our last day the shower then stopped working again meaning 2 out of the 3 days we had no access to hot shower facilties. Parking is an issue as I paid to park on the premise of the hotel but had to leave my keys at reception because there are four spaces which are formatted in 2 rows. Meaning I was blocking a car in. There is also a sign stating damage or theft is at your responsibility which is worrying considering they have access to drive your vehicle.

So not really ideal considering you are paying for this service which seems flawed. The spaces are very small so if you dont have a small car dont even bother. On the plus side the location is lovely not to far from the main beach front with lots of shops, pubs and restaurants. Overall I will not be coming back and would honestly think twice about staying here. For the money you spend you would be better looking elsewhere. Its a shame as it does have potential to be a lovely place to stay but needs many changes.

The hotel cancelled our booking the night before we were due to stay for The Open golf. Looking at their trip advisor it seems to be a common theme! This time they claimed it was due to a leak in the hotel but when we asked if we or someone could verify this we were refused - having booked the room before the date for the golf was publicly confirmed I strongly suspect the room was re-sold at 4-5x the price!

On top of this the cancellation and refund process was arduous - in fact we are still arguing it! Initially the hotel claimed we had to cancel it ourselves online which would have resulted in no refund, when we refused they cancelled it claiming we had requested it - sadly for them I have the voicemails to prove otherwise! Absolutely disgraceful hotel. Avoid!
